We would ideally like to received a valuation high enough to refinance and be in the properties with close to no money down.

Has anyone done any damage claims and received reimbursement?

I've made some not-much-over-asking-price offers on a couple "multiple offers received, highest and best due by ___" properties but never won any.

Let them know that you're simply looking to avoid vacancy, and the more cooperation you receive from them, the higher the chances that someone will sign the lease and the showings will stop.

I have requested the T12 from the owner but have only received the P&L so far.

2) If the seller has a lot of equity, I would structure my offer so that the seller receives some of that as cash for moving/relocating expenses, etc.
