For them, it was not intentional.Other people can knowingly purchase negative cash-flowing properties if it gives exposure to rapid price appreciation in a hot area or an area that is on the path of progress.Personally I'd happily buy properties and be negative each month if they are in areas where there are major developments coming up in the near and whose funding have been secured by the promoters.

I ended up going through a broker, Mark Robbins, who got my 3-property deal bundled at First National Bank of America in Grand Rapids (individually, the houses were too inexpensive to qualify for a non-recourse loan, since they all wanted a minimum loan of $75k to make it worthwhile and my most expensive property was $75k).

He has already gotten the cash and bought an asset with it (a fishing permit that he purchased for $18k and it rapidly appreciated to about $35-40k now) so I think he can be persuaded to just get out from underneath it, if the numbers can be put on paper and worked out in such a way that both of us are content.I'll need to find out what he owed on his mortgage around the time that we originally agreed to purchase, in order to calculate some sort of rent credit, right?

Like my business  - I very rarely even deals with acquisitions or motivated sellers   I have wholesalers dropping their assignments at my door step on a daily basis (doorstep figure of speech)   All’s I need to do is ensure deal was formalized correctly and not a pie in the sky inflated or deflated figures- If it passed, ill market to my rotund buyers list where (if I did my job correctly which I always do)  rapidly find a buyer to close deal with like clock work
