And yes, I believe that the property "values" are very rapidly outpacing the rents, and even though the rent growth have bee phenomenal, a 12.5% rent growth is of course not sustainable:(.

All the points you mentioned can be addressed with proper education on property analysis and acting properly on the results of that analysis.What anyone thinks about a specific property carries little or no weight.
