Since i'm a buy and hold investor (how much weight do i put on entry/purchase price)?

A lot of neighborhoods have crime happen; but some crimes need to be weighted differently, at least for me.

I have been listening to biggerpockets podcasts at the rapid rate!  

Or recently I saw excessive termite damage that led to the weight of the structure crushing the floor joists causing floors to not be level.

And yes, I believe that the property "values" are very rapidly outpacing the rents, and even though the rent growth have bee phenomenal, a 12.5% rent growth is of course not sustainable:(. 

All the points you mentioned can be addressed with proper education on property analysis and acting properly on the results of that analysis.What anyone thinks about a specific property carries little or no weight.

Well, we're rapidly counting down to 2018 and my 1950s stick and mud shacks all over the Inland Empire are still delivering me a nice income.

I think a big problem is people changing jobs and careers more rapidly than they used to
