It's not easy to raise private money like that as it's in a second position behind the HML and at a higher LTV, but it's also not uncommon. 

Only desperate syndicators use this who can't raise their own money.Plus I only invest with those I know personally.

That needs to be raised and it will cash flow nicely.

Greg, that's great you seek to build relationships to encourage longevity among clients, all practitioners do.I've been practicing for a while too, and respectfully, the points you're raising are "much ado about nothing". 

On your idea, this would raise the interest ratesAlso by paying off one or 2 with the others.....the 2 paid off ones would have very little tax deductions, repairs, insurance and taxes...so the income would be taxed....so now i would have to pay this....do you have other thoughts on this ??

You tenant has tenants rights and you can’t kick them out or raise their rent more than 3% if you fall under it.

My biggest concern is you actually have a good deal and inconsistent data raises red flags.  

I actually raised my rents during this time.

Do I raise the rent or do I let them move this person in?

@Kyle Donath I echo the comments about site costs/issues.In addition, your money source raised a cautionary flag for me.
