I believe Norada offers some type of warranty or rent guarantee program where Roofstock most likely does not so once you purchase and close they are out of the picture. 

My goal is to purchase a bigger home with my finance in the next year or two (thinking around $400-450k single family home).

That ensures you don't spend it on other things and know exactly how much you have to spend on the next purchase.

Small multi family is generally the most attractive asset class for out of state investors here as it provides a nice balance of cash flow with reasonable purchase price

Do you know if this is for one time use only or can I purchase it once and use it as needed? 

Lastly, if a Bank would not lend to a qualified purchaser at 8% with only 5 to 10% down payment, why would someone want to do this to an unqualified purchaser?
