On my own house hack I turned a split level home into an up-down duplex or you could say I sectioned off the basement as an attached adu apartment with private entrance.

There are high yield funds and securities doing over 8% you can use if you want.Also, you could take the funds and do private lending at around 12%. 

Is private lending more cost effective and flexible than hard money lenders?   

Networking and creating your "team" of professionals is one part of it, but also educating yourself on the variety of real estate investments and determining which is the best vehicle for achieving your goals now vs. later is equally important.
