I would prefer virtual wholesaling in SC first but feel as if I'm held back from "hitting the ground running" in SC because I am physically not there as often, which forces me to search for a trustworthy and reliable team in the area.

I would, but would prefer a bit better of a return if possible.

The most common reaction has been "I just don't want to work this hard and take this much risk".So this is a long post, but you are welcome to read it and even visit if you are truly looking to get into the passive investment management niche of real estate.  

Our preference is that whatever we invest in can "quickly" develop equity that can be used for the next investment.

I haven't read all the replies here but I have no doubt this case is getting re-opened.The law hates defaults... a trial on the merits is always the preferred course to follow.

I told her I will have to get back will her because I prefer non/smoking units.

I have a full plate currently but my husband and I are always looking for our next deal although we prefer the beach. 

(I'm not interested in investing out of the area at this point, my work allows me the ability to self-manage and do maintenance myself, and I'd prefer to stay local, at least for a few years.) 

. ;) Though I do enjoy hearing stories and experiences from others as well as learning about different niches. 

We'll have had what seems like a valuable conversation, and then they will ask what color house I prefer, or what the "1% rule" is, or if I prefer wood/metal fences.
