One person is extrapolating out the depths of the inner city to the entire market as far as long term viability for investment, when the other person is actually considering A/B neighborhood buy and hold.

I would also explore the different rental strategies- long-term, medium-term, short-term, or rent-by-the-room.

The issues we ran into were being pre-approved for a mortgage much lower than what most houses in our area are selling for, and finding houses that were in our price range did not qualify for conventional mortgages.
