On the commercial retail side I work with new clients all the time BUT they fill out a PFS statement showing their capability with income,liquidity, and net worth to buy.

But the problem with Stocks was that it could be manipulated hugely by the big players and I got burnt a few times.I then said, well, let's apply the same logic to Real Estate.Ever since then, I keep increasing my skillset in investing, particularly Real Estate Investing, and have done really well at it.If I didn't apply advanced formulas and economics, I'm sure I would not have been buying in highly appreciating places like NYC.Now I'm starting new businesses based on the successes of 2 decades.Every business requires new knowledge, but because I have developed the best skill of Learning, all I have to do is think of a business and I will learn it.Anyway, that's pretty much the current story.

- how do I set up an LLC with an associated bank account, check writing capability, etc.? 

For example, if a tenant chews up a few wall corners moving their things out and I am capable to doing the work myself what is a fair rate to charge, without waisting one of my contractor's time for a bid?  

It's a close knit market with big players, so burning bridges is a last resort.  

I think the thing I loved the most about being there in person was the relationships I built with people who are now key players in my investing.

I say that because look at it this way. 1) You are paying money back to yourself 2) You are paying money to yourself with interest 3) You are still paying into the 401K 4) You are now earning passive income which have tax deductible capabilities.
