I got into real estate immediately out of college and have been full time since 1992.My previous jobs were when I was a teenager and typical kid jobs - working at a pet store, working on a horse farm cleaning stalls, etc.

We've rejected people for all sorts of reasons other than credit (showing up more than 15 minutes late to the showing appointment, having a messy car, not enough income, having a pet dog, having a past eviction, etc.).I'd recommend researching what is required in your state and city.

In our area it is tough to get more than a month's rent for a deposit, especially in some low end markets, unless there are pets involved.

Ask about their job, any rental assistance, how many people will be living there, how many adults/children, if they have pets, etc.

The point, the screening of tenants didn't allow it to be filled because of several factors like pets (sorry I just don't allow them from previous experiences that I stand by), a potential tenant wanting to pay a smaller amount now for a few months and then the price I set, and other potential tenants that I have no idea why they didn't choose to rent.If the area you are looking at is highly rentable then it's one less thing to think on.
