They’re a little more spendy, but they’ll operate at 100% efficiency down to 5 degrees ambient outdoor temp.

Your goals and plan usually has that information and the range of each one like positive cash flow, cash on cash return, net operating income that includes debt service payment. the positive cash flow on day one of your ownership, and the items you mentioned, the type of parking and on-site and nearby amenities are very important as well as the first impression of the subject properties. 

It seems like this is how the state wants wholesalers to operate.

Conventional banks don't normally operate under or offer sub $50k loans. 

I did not operate under the impression that investing wisely was a race.

Love this business but would not operate in the US..

@Troy Jones Even though it sounds like it may be tougher to find a deal in the market you ideally want to operate in, I would recommend taking the extra time & effort to find a deal in a location/market you are comfortable operating in. 

Just wondering if they are a trustworthy company and how they operate?
