Just to throw my input on this thread, I managed numerous units for short term rentals well before the Airbnb era. 

@Travis GregoryOurs has specifically told us due to her husband’s health, she’s no longer growing her investments so she’s not competing with her clients.

It is in good condition and she says just needs a new roof (I’d still get it inspected), and given the closest comps in the area are about $260k at minimum, I inquired about buying it from her (for both the discount and the immediate equity of about $35k-$40k).This would be my first long-distance rental property (and my first property in general), so I’ve run the analysis numerous times and just can’t seem to make the numbers work (even with the discounted price).

The guy who owns a property next door to mine is getting ready to offload his portfolio (he's getting older and has some health issues and his wife is telling him its time)   He has  2 Duplex's and another property with a duplex and SFR on the same lot.

There are numerous dumpster companies, call several and get quotes.

Private money lenders was a question put forth in the past few days with numerous responses.

Your situation is not about doing what is best for a cat's health or well-being.Your two legal mechanisms are local/state regulations and your lease.

And personally, I think this trend will revert back to the norm after we get past the current health crisis.
