The 5% down is nice but the 7.25% interest is where I would be negotiating with the seller.

By doing so, you are inviting a visit to court where you must prove that you are not doing a Land Contract (and you will lose).

That part might be tricky so I'll likely just pay for the water bill on both sides.The other unit would make a small 2 bedroom but more likely a very nice one bedroom apartment.

But they would not, in a million years, consider moving to the Midwest even though they frequently visit for outdoor activities/road trips.
