Definitely smart to take high retail money or w-2 money from your extra over priced market and pick up a 1%'er, light rehab in any of the markets mentioned..I did that with DC money to Raleigh and N Florida.The turn key, though attractive would not fit me, JWB here is excellent tear down, rebuild, property manager, 3 year lease guarantees, you get a new product, but I think its a way too high above the arv.

@Alexander Felice Commercial loans do not use DTI to qualify for a N/O/O SFR (1-4 unit) mortgage, so that shouldn’t be an issue.
