That doesn't mean there aren't good deals out there but usually we find good lenders from our networks. 

I have used BiggerPockets a lot throughout my journey from the rental calculators to getting lenders for my first BRRRR property, so I figured this would be a good place to start my search!

With that being the case, can’t I go ahead and get it appraised now and mortgage it if I want?

The lender seeing the appraisal was garbage did not charge me for it.

Working with a knowledgeable mortgage lender and real estate agent who understands the local market and available programs can also be invaluable in guiding you through the homebuying process.

If you have 2-3 mortgage payments + $2,000-$4,000, you would not likely have to come out of pocket during unit turn.
