I was alway interested, however the cap rates made look elsewhere.The house was built from 1890, so it was spent mostly on modernizing (ie. electrical, new kitchen, washroom, adding powder room, removing walls for open concept, new everything pretty much) and creating the second unit (long story on foundation)

@Reid FrohlichI've shopped around a lot and found that, at least in AL and KS, the most competitive rates were with American Modern and State Farm (the latter was a bit surprising).

I think right now I'm going to focus on selling this house I'm living in that's brand new that I hate.. long story.. a condo that doesn't cash flow well that I have in sherwood park and build a nice modern looking house with a single bedroom legal suite below.
