Hi, im a begginer, and would like to know why Trenton and Camden Nj real estate price is so low, compared to northern Nj, and maybe info about vacancy rates, and ROI ,Thanks.

Obviously, we would do that 30 year loan option otherwise you would be bleeding money....I mean, you will still be significantly negative going this route even with the 30 year loan, but you can still have a low downpayment option if you want to purchase move-in ready homes. 

Did you not refi all the way or how is PITI so low?

is it a low ball offer if the property has been sitting on the market greater than 60 days.

There is government data online to see where good schools are, low crime rates, and desirable city amenities.  

The child's father is trying to reduce his child support down to a ridiculously low amount.

I didn't hear seasoned developer anywhere in those titles. 

I feel they've set low standards.

Park most of it in a 4.5% saving account right now, and then I'd take one of two tracks.STR/Vacation rentalTake some of it and buy a nice vacation rental/STR in a mid-size market (like maybe not here in Colorado where you're looking at $100k outlay on the low end). 

Some bids were crazy high while and I decided to go with one that was very low.
