so instead they appraise super low so that either the borrower doesn't take the loan or there is so low an LTV that the lending institution can live with it.

I have also heard when going to a local bank to get a portfolio loan you should have a business plan to show the lender and convince them that your investment will produce positive returns resulting in a low possibility of defaulting on the loan.

If you can afford it just take your time to start investing because most markets are low in inventory and prices tend to be high.Just do what is average in that neighberhood that you select.

So 80% is on the low side. $400 to renew an existing tenant seems pretty high to me.
