A foreclosure would affect your credit.I do not think that you could be liable for the mortgage, but you could loose your interest in the house if it is foreclosed on, but that is the same as it is now.Since you are not on the mortgage, you do not have any responsibility for that debt so it should not affect your debt to income ratio.

It is a small town and things are run pretty loose from what I have seen so far.I agree that towing the vehicle would only cause more issues and cost me in the long run.

Be sure to know what you'll require in your unit, and then make those requirements clear in the listing.Be sure to follow all Equal Housing and anti-discrimination laws carefully, and within those bounds be as clear as possible, like "No smoking, minimum credit score of X, income must be Y" and so on.Good luck on the road!
