First thing First I strongly believe Learning is Earning guys....

Focus on learning and building for the next couple of years. 

I want to sell it and use the money to buy a primary residence.I am wondering what the tax implications will be, such as capital gains, paying taxes on items that I have written off/deferred, etc. 

Probably a noticeable low end look item to a potential renter.

She also keeps an eye on things while learning a lot about property management. 

It was a shocking wake-up call.I learned very quickly that in real estate investing, anything can be talked about.

I have turned a couple thousand dollar investment and lots of work and learning into a seven figure business.

Now the tenant is claiming that since they did not receive the deposit/itemized deduction statement/ receipt within the 21 days, she is entitled to the full refund and threatening small claims court.

I worked there for a year as a Do It Herself Gal and learned so much!!!
