Furious and concerned, we called the HOA manager to try and get immediate service to stop the leak from the unit above for which we didn't own.

In regards to Capex, the roof was replaced about 8 years ago, the inside A/C unit was replaced 2018 and the outside unit was installed in 2006. 

Also some roofing needed patching.

The home has been updated with modern wiring, plumbing, brick and roofing. 

Over the last two years, I have had major issues with the roof in a duplex. 

MLS, they said it needed a roof so no one was interested.

After calling the construction company, they agreed to leasing the whole house knowing the downstairs unit wouldn't be rehabbed and was basically a 'roof over their head' property.

My capex budget includes but not limited to: roof 25 year life span, appliances and hot water heater 12 year life span, hvac 20 year life span, bath and kitchen remodel 20 year life span, etc.
