What is the unit layout?

Banks make a large portion of their money through fees and interest (but more so fee - especially with the secondary markets for mortgages), meaning that I would think they would try to get everyone who had a pulse a loan, making me doubt their process to vet borrowers prior to pulling the full credit report.Tim:The numbers layout like this:Purchase Price: $43,000Rehab: $30,000 - $40,000ARV: $125,000Potential Profit: $30,000 - $45,000All depended upon closing fees, unexpected expenses, etc.The rehab will probably take around 6-8 weeks realistically and (if we get the money fast enough), we are hoping to hit the market during the peak of the season, mid-July area.

A CPA, while an advisor, should really lay out all options available to you.

Jessica,You can make good income on buying 2nd non-preforming notes as long as the 1st is preforming if you have a few dollars to lay out that you don't need.Joe Gore

If the layout allows it you can maybe get 2 units with a 2/1 setup.

I like the value that spending an extra $1000 on granite brings but I'll see how the layout shapes up.

I rearranged the layout so that it now has a built in microwave, dishwasher, full size stove, new counters, tiled backsplash etc.

We went there, picked out the lot, the exact layout of the house (these were predetermined, about 10 selections) signed off, went through P&S, earnest deposit, all the hoops and whistles.  

On the other hand, depending on the layout of the plumbing in the house and the structure of the house; depending on the quality of the contractors you use; and depending on the materials you put in the bathroom; it could also cost significantly more.
