I joined multiple mastermind groups this year that meet weekly, and have felt myself physically change in terms of mindset and have created some very meaningful & local relationships that are much deeper than others that I have had in the past.

In general, what are note buyers looking for in terms of yield right now? 

Curious if you've run the numbers on the properties in terms of net rent vs. expenses. 

As a genuine rookie myself, I don't have a lot to offer advice wise in terms of loans and investing-related stuff. 

What advice would y’all give in terms of how long to hold a property?  

We did the same thing in terms of buying houses at our various duty stations, to include England (twice!).  

Don't focus on the dollar amount, focus on the market response to your property listing.Where the dial is turned in terms of your listed rental rate is dictated by the market. 

Condition incl recent capex improvements, location, appliances, rent rolls if it's leased, HOA policies, etc.I don't know the terminology but I guess I mean moreso in terms of concessions to make or negotiations to make with an offer besides a simple change in purchase price.

The property is owned free and clear and was also wondering what suggestions people had in terms of downpayment.
