Overall it looks like you captured the key data, I would include a row with % for each expense to calculate off of so you can see what your assumptions are easily or change them.

So if they failed to do that and didn't pay March's rent, do an inspection and send them a list of any repairs/cleaning and include March's rent as a cost.

While researching my options to reduce my 2024 tax burden (already maxed the 401k and HSA), I see that it is possible to buy an investment property, use it for Short Term Rentals and as long as certain conditions are met, I can accelerate the depreciation which can be used as an offset to W-2 income.
