He plans on living in one of the units and renting the other 3 out as well as improving the property and increasing rents.

not sure if that area's economy has improved but I was looking at stuff pre GFC there and it was pretty depressed. although Its one of my favorite airports to fly into.. especially landing from the west and coming in over the ocean and Bay its a really cool approach and the 100.00 hamburger joint on the field was good. although i think it may have closed.To me its one of those markets you have to be super careful in.  

Since then I've been learning, putting in the work, and improving day in and day out.

As far as ways you could improve that, 1) get the price down.

We made some small repairs, added additional ext lighting, upgraded office computer, improved some biz processes, implemented a rent increase.

I have been using a rental analysis spreadsheet I put together for awhile and I'd love for anyone to pick it apart to find flaws or suggest improvements.
