I use rentecdirect.com, which charges me $29.45 to run a criminal/credit/evictions search and I check references (employment and landlords) myself IF the reports come back looking good.

They have good references from their previous landlords, they strike me like responsible people, all three of them (husband, wife, mother-in-law) are employed and have been with their same employers for a while.

I have a question for all the mtg broker folks out there.I have a primary mtg of $400K (fixed, 25 year @ 3.875%)I have a home equity line of $200K (variable at 3.25%)House will appraise for $900 or more (have refi'd 3 times in last 3 years and appraised at full value every time)I have absolutely stellar credit ~750I am employed and have a high incomeMy mortgage broker is advising me to refinance my primary mtg to 3.5%.

We discussed this option, but he also plans to continue his current employment situation for another five years or so, and I don't think the company 401k has an option to roll into a self directed Roth (I think the only way he can do this is to leave the company earlier than planned.)
