In MA a tenants possessions can be moved at that point but 48 hours notice is required and it cant be a weekend or a holiday when the court is not in session.

That being said I offer a grace period through the 5th so I don't have to hear about any complaints about when they get paid, when they get their disability check, a holiday, a weekend, etc.

So, even if you would rather not have tenants move out in November, when it's difficult to re-rent until the holidays are over, if that tenant really needs to move out in November, they'll just break their lease.

Apparently our plumber was ready to put the handy woman in the ground, the handy woman was drunk as a skunk and had signed paperwork with the local gas company to replace all the gas piping, $4k, and it went on and on.When I got home we had to apologize to nearly every tenant, fired the handy woman, who promptly smacked a pregnant woman (not our tenant) when she got home after being fired and ended up in jail for 39 days.Anyway, have a nice holiday!

The only month I had a hard time finding renters was December, because of the holidays, but even that wasn't impossible.If your applicants are concerned the rent might go up if they don't have a lease, just write into the MTM agreement, that the rent will not change for the first year.
