I would build an extra half bathroom but it would destroy the architectural integrity. 

I want to do the whole rent half and live in the other half deal.

One example is houses a mile or less from a Starbucks!  

So I'm looking to learn to invest about a hundred grand a year, maybe up to a half a mil over the next 5 years.

Let me also add that I will most probably rent out half of this property (which is my principal residence) and live in the other half myself.

I would see if that seller, your PM, is willing to consider picking up a part of the replacement expense, since you received a credit for less than half the replacement cost, but two years is far less than half the life expectancy of a roof.
