But I few things...The leaseback sounds ok so long as you can cover expenses, sounds like a glorified rental arbitrage without the STR guests.

But based on what I've read of your personality you'll probably feel the need to argue with this and force me to fully shut down your nonsense.

I did have several people come over and verify the smoke smell and we found the evidence in the trash which I sent to the guest.

I want it to be easy to use for guests, and allow me to set it remotely when the unit is vacant.

I approach it scientifically, like running a business, vs operating from feelings.

I might think the tenant has poor manners in a situation like that but I wouldn't feel aggrieved in any way since they are just my customer not my friend.

It has value but you don't want to rely on it for anything more than fixing stuff the guest broke or snagged.
