My third spreadsheet has the same X axis as my first spreadsheet and the Y axis is the amount needed to offset the mortgage based on whether I charge $800/$900/$1000 a room for rent, all the numbers are pulled from the county obviously:Electricity, gas, repairs and maintenance (10%), capex ($200), vacancy rate (10%), sewer rates, water rates, solid waste fee, lawn care, property management (10%).Am I missing anything?!?

As long as you are abiding by the Fair Housing Act and not making a decision based on any protected class, I think you can ask anything you like (e.g. do you play chess at the grand master level?

One plus for this particular site is it is probably the most in-path-of-progress property of that type available in the area and might have room on the lot for even more units  (not knowing anything about zoning in kent)Its been on market long enough the sellers if being realistic should consider reasonable offers.

Aircraft hangers are extremely passive .. and many are rented to very high net worth type folks who keep their car collections in them build a man cave in them.. have their million dollar motor home in them.. and of course their aircraft.I bought our hanger it was a condo project.. so we have an HOA and a ready room.. but if I look at my neighbors one is Warn winch's they have a 3 hanger set up   a Citation jet  a Beech 1900  a war bird  a L 39  single pilot jet trainer motor home car collection boats you name it..

Once you've estimated how much each room and the landscaping will cost, add 6% of selling amount for realtor fees, and I think you are in Maryland so find out what your local state fees for selling are and add that to your expenses.
