It gets pretty depressing going to the mailbox day by day hoping there's a rent check in there only to have moths fly out at you when you open it up. 

Also, PMs are notorious for spending far too much of an owners money so OP needs to immediately set limits on what the PM is allowed to approve expense wise - I would set it at 0 (or $50) this way you can approve all expenditures - I understand tenants dont like crawly things, and if this were me I would probably have a discussion with them letting them know spiders are good and protect the home from flies and many other not good insects. 

So my questions are as follows:1) For your first deal is better to fly solo or with a partner?

Those interactions are going to be a major education, your going to hear enough and experience enough where you will start identifying the BS lines and fly-by-night operators.

Single family homes are flying off the shelves and not even sure if nows a good time to do a BRRR since renovation costs are going through the roof and supply chain choked (uncertain if renovations will finish on time). 

It’ll cost me either $300 flying to visit my new investment property or 14 hrs of driving total.

Also the market is so hot in CT that places are flying off the shelf so she can't do contingent or time it right.

Although I will be attending law school in Davie, FL, I can still take the time to go look at properties or meet up in the WPB/Broward/Miami-Dade areas.

With our Airbnb, our experience has been that people will fly from around the US - but many drive from Alabama, Tennessee, Mississippi, Arkansas and especially Texas.
