Rehab is finishing up and they're about to be ready for renting out at $850 and $1000.

We had the feeling that our job was to be ‘investors’… This project taught us that we enjoy the day to day work – we are not experts, so the things we do ourselves is limited but finishing the paint & doing other simple tasks saved us about $6,000 & got the project to market 2 & ½ weeks early.

And 3) be prepared for a finished flip to sit vacant for a long time.

Due to COVID, me and my partners finished the conversion of an old commercial building into a mixed use building back in June.

My realtor gave me the CMA noting that it was well below the market price with 260k being the lower end, however I am skeptical of the CMA since the quality, the finishing and layout of the listed houses were vastly different. 

If we were going to sell, I’d want to finish a few projects, which we pay cash for so do it slowly over time. 

Let's just say it was returned before the job was finished.

While I rehab the unit then finish out the rest of my year in said RV whilst renting out the units.
