In this tenant's favor: they own their own house (but rent it out), they have a job, clean car, clean background, they love the location, decently dressed, polite, they got the house in a divorce, and want a place quick because they decided not to live with who they were dating so soon.

In my experience, local banks will typically have more favorable terms BUT it is worth it so give a call / send an email to 10-15 lenders in your area (have a mix of both institutional banks and local credit unions) and ask them what kind of terms you can get given your goal.

If anything the greater concerns are increasing wage & class gaps, the artificial creation of dollars by the US, shifting policies that artificially create favorable market conditions, and things that if I think about it too long make my IQ of at least 1 start to hurt my head.
