So, search long and hard for an honest, ethical agent, who will represent your interests and not their commission.  

If there's no cancellation clause she should be able to get out of contract and find a better qualified, honest, ethical realtor.

Unfortunately a poor work ethic usually goes hand in hand with no savings and poor credit. 

& most investors who say "you're held to a higher code of ethics" are most likely doing something they have no business doing.Good luck, let me know if you need anything! 

I can't sell you on my experience, awards, or accolades (or lack thereof), but I can sell you on my work ethic, enthusiasm, determination, and willingness to learn!

I think my goals are reasonable and fairly conservative, since I am very motivated and have a very strong work ethic, but if you think I should change them (either more or less ambitious) let me know.

It's a great way to start off, so long as you have reliable and ethical investors feeding you off-market deals that have instant equity.

The fact that they do something is not a reason to believe what they are doing is correct, legal or ethical or even the best way to do something.

I believe in making as much money as possible while remaining ethical in doing so.

In your post I can already see you leveraging your skills and work ethic to show value so just keep doing this but what's even more important is to just start talking to investors in your area.
