Just make sure you have really good pictures.

Hi Sam,Actually all I have are pictures of the property and from the pictures it looks VERY distressed.

First off you need to actually put up some pictures.

Most people have them customized for their own needs, consulting with a real estate lawyer or someone else you may know would be recommended if you've never dealt with contracts before.

Great initial customer service, friendly sales guy, hired local appraiser, then I didn't hear anything for 2 weeks. 

If there are pictures on the MLS, then you are off to a great start.  

Can I just send the companies pictures of the listing from the MLS?

Then just break it keep the ones you liked and  tell the rest the truth... you were looking for information. i would not see why they would not be cool with it because the big picture was to get you to spend so no matter who you called you were going to spend money on the "Great Real Estate Game".Hope this helps.
