If they have no debt on it (obviously no idea their holding period or history), they may do that and feel comfortable with you as an operator/borrower based on knowing how you run your 32 unit.If you have enough equity in your larger building, your lender may allow you to borrow a second mortgage against that and/or cross-collateralize them - it's a better possibility since they are geographically close together and might be seen as a "bolt on" acquisition.
