I've heard people have been told three year minimum on before it can be removed, I heard it takes an appraisal to confirm the house has 20 percent equity, and I heard it could take a couple months for the lender to even consider removing it. 

Is there a software that anyone uses that would address this?

The system wouldn't send me a confirmation email for some reason.

I usually run the comps through my freedomsoft software but that doesn't recognize the address.

Further, the Agent has to sign (and notarize) an Affidavit confirming that the home was available to the public at large and that open market competition was gained for a minimum of 5 business days. 

Please confirm acceptance in writing.
