It’s all a matter of personal preference really and what you feel most comfortable doing. $6000/year likely doesn’t get you into another investment but it adds up over time.

Unfortunately, companies have the upper hand and can hire a nondisabled person easily. 

My broker's property management company is local to the area and very familiar and comfortable with this product type if you want hands off management.

Many of the successful fund operators I have seen have 6 yrs, minimum, of company experience before moving from asset to fund.  

Plenty of other good 1031 companies out there too. 

I assume we would use a title company.
