I think too many people excited about long-distance flipping and BRRRR look at the rehab process as a virtual exercise, where all you need to do is follow a formula and paint by the numbers and everything will be just fine.

You'll be able to avoid paying 10-12% for PM (although you should build this into your analysis for when you move out), while you would be relying on a team if you decide to invest from a distance.
