On 500K (excluding lot and utilities), what would you builders expect for lighting allowance, interior carpentry(built-ins,crown molding, closet system), sound system, appliances, landscaping, tile, cabinet grade, granite, hardware,etc?

True vandalism like "tagging" walls with paint, taking a hammer to cabinets, toilets, tubs, doors etc. is pretty easy to identify.

The units are usually not updated so if you do get a vacancy and are willing to put in 10k of granite, and cabinets you can usually raise rent by a lot.3.

The main floor living room includes fireplace in a fully open brand-new kitchen. featuring eat-in peninsula, new cabinets, quartz countertops, tile backsplash & all new stainless-steel appliances.

Replaced the flooring, kitchen, cabinets, washrooms, trim, popcorn ceiling to knockdown, furnished the basement and landscaped.

Guy would never get on a phone call, did not say who would supply the mount, did not tell us what kind of mount, who would supply the cables, what type of cables were needed, we had to ask all these questions...via text and he got annoyed that we were asking, did not hook up our gaming system or sound system, left a bunch of unused cables/stuff in the cabinets (it was a disaster/mess)...and he was highly recommended by a ton of customers on a local Facebook group and did $1.5 million in installs last year...

Photos of every wall, floor, ceiling, door front and back, cabinets open and closed, windows with blinds open and closed, etc.

Look for a distressed property that doesn't need a major rehab but does not some cosmetic work (paint, floor, cabinets refinished, landscaping, etc).
