Which is more appropriate and will cover a more broad area, personal umbrella or landlord insurance?

There will never be and has never been the broad stroke justification for why a loan is dealt with or not dealt with.

A recent book that tells it like it is, for both buy and hold and property management is "More than cash flow: the risks and rewards of profitable real estate investing" by Julie Broad.  

Rent is a fixed fee only adjustable every 10 years if provided for in the contract.Without looking at the full spectrum of documents it is difficult to understand the origin of the leasehold.

I realize these questions are a bit broad, and I'll look forward to narrowing my focus (and my questions) as I learn more. 

I would think you wouldn't need to do all your properties but maybe 10 or so that provide a broad spectrum of your capabilities
