The area is growing significantly, and thus has what I believe is long term appreciating potential. 

I'd like to try to get at least one more evaluation so if anyone has a property management company they highly recommend, that info would be much appreciated.

It would be helpful and I appreciate it a lot on how you would proceed if you were in my family and I's position and on how to proceed now. 

However, if you can find investment opportunity which can bring much higher rate than that, For example, with real estate it is not difficult to bring over 15% with leverage ( 3% appreciation with 75% LTV will enlarge the return to 12%, plus rent so get 15% is not that difficult).

I would appreciate any insights or experiences you can share on handling this situation correctly from an accounting and legal perspective.

Can you suggest the best markets or cities to invest in currently, focusing on cash flow and home appreciation?

It would still appreciate overtime and build equity all while someone else is paying the mortgage.
