This is completely up to you, If an individual came around with perfect credit and met your other income requirements I assume you would rent to that person.

When we had more properties we would increase it, but it was not linear, but for me comfortable would be $20k for the first property and $5k increase for each additional door on top of that. 

These are professionals with additional training and a stricter code of ethics.

I would like to have a mortgage payment in the $3500-$5000 range.I am just getting started in real estate investment properties and don't know enough about how other landlords show that the other mortgages are covered by rents and qualify for additional loans?
