Hi @Kenneth P Ford,I noticed there were a lot of responses of “messages you” so I’m not sure if that is solicitation, but in effort to help you and other reading this - I’ll share experiences from friends in the Dayton market.

Not adding any additional living space, just dividing the two units, putting a kitchen in one of them, and probably not having to add a bathroom to either unit.

I agree with @Jonathan Greene here that the first step is thinking through what to do with the primary residence - you might try this tool that I built a few months ago to analyze whether you should keep or sell the primary residence!
