I'd recommend taking advantage of your VA loan if you haven't already.

A little introduction, I work in the medical field as a radiologic technologist and have served in the United States Army so I know that the VA home loan is a surefire way to get into investing with little to no money down, with that being said I am also in California which makes it more difficult than most other states in regards to finding good deals or fairly priced homes.

For instance a VA loan nets less to a seller than a conventional loan and so on and so on.My suggestion is if you are upset over $500, you shouldnt be buying real estate.

I was planning to use FHA or VA financing to purchase the property. 

Good Morning Ladies and Gentlemen, I have finally sealed the deal with closing on my first house in Virginia. 

I looked at the Virginia Beach/Hampton Roads area when I was first figuring out my direction.

I just need to factor in extra headache.I should also add that the property I'm considering currently has all HUD-VASH tenants (VA housing assistance pays the landlord directly)

However, I do it "openly and notoriously" by recording the warranty deed (or in the case of a VA loan, the agreement for sale/contract for deed).
