Hello all, I’m reaching out because I have an extended family connection from a different country who reached out to me to start his commercial real estate journey.

I have called multiple supervisors and they all have said they don't know the applicants pay.

On large complexes you can look up their website and see if they have a leasing map that identifies address/unit.

Here are the numbers I know so far:Rents4 units all currently occupied on one year leases- #1: 1/1 $995 monthly- #2: 1/1 $995 monthly- #3: 1/1 $995 monthly- #4: 2/1 $1,100 monthly- Gross rents: $4,085 monthlyExpenses- $12,070 taxes annually- $350 monthly insurance (my estimate, they have liability only right now)- $175 monthly landscaping- $120 water (electrical on separate meters, tenant pays)- Total expenses: $1,651 monthlyNOI around $2,434 before vacancy, maintenance, and management (although i would likely self-manage these)Property needs about $50K in other repairs and udpates from what I can see.

The only property I own is my home, and would like to take the next step and look at investment properties. 

I have one rental property and looking to expand.

I have forms, but don't use them anymore. 

He could have sold tax free if married but instead he’s going to ask the IRS for an $80k refund ($500k paid, says he sold for $100k) but again you will ow $250k because you said you bought it for $100k and sell for $1M. 

well. lower tax's generally helps RE and business as a whole. will have to see if they come up with something specific like the cost seg rules that are redy to sunset.

I have removed many hives from homes, out-buildings, between floors, etc.
