HUD reported FMR's have been above market rate rents and folks have definitely been trying to push the limits with how high they can get them. 

Yes, management is more intensive, and 50 units is nearing the size of facility that having a small on-site manager could be a benefit for oversight, management and leasing.

Does anyone has a seasoned property manager they would recommend as I enter and hopefully grow on that area?

Maybe we need a BP board of Unethical behavior where we can post the names of people whom we don't recommend others do business with, based on unethical actions.

Can we just agree that a PM is not a fix all and can in many cases make things worse with a high monthly fee?
