@Dan Rivera  Your analysis does not account for the challenges the lower tier real estate (Cobbs  Creek as an example) has absorbing expenses and cap ex.

I would recommend chatting with many different contacts to see what fits your vision for real estate investing in Memphis because there are always pros & cons to every investing model and you should know what your options are!

Hello, everyone, I got introduced to the real estate world by my investor husband and now I'm a REI-leiver.

I have been educating myself on real estate and markets for the past year but I have no connections to a potential team. 

I've been a real estate investor for 3 years, at first it was going to be buy and flip but I re-evaluated my markets and changed to rent and hold.

I own a half dozen residential rentals, but with high prices lately decided to move into commercial real estate for the first time, which seems to be a much more depressed market at the moment.  

I am a new to this page, I been in real estate for over 20 years and I wear many hats. 

If it were real estate and not membership shares in an LLC I think the related party issue might be an issue.
