Agent said they received Multiple offers, hire than my offer ( I gave the MLS asking price  CASH-NSA)three weeks later the listing is still active ?

As a multiple property owner/operator I'm not interested in what I like to call ANR, Average NET Rate. 

I invest in multiple markets (Chicago, Cleveland and Australia) and thou it may seem bias I have seen the entry price of a home compared to the rents I'm able to attain you CAN NOT BEAT. 

I received several offers on the property I am selling. I've asked for best and highest. One of the offers is higher by 15k than everyone else. However, they did not send the contract and they were sending email only....

Do you have it all on one sheet in Excel or multiple sheets?

Should we use those funds to start the BRRRR route, or should we use a conventional loan to purchase multiple properties and use the $80K as the down payment for the multiple homes?

I own several homes that have flooded multiple times and my most expensive policy is $1100. 

Financing certainly becomes an issue once you get into multiple properties though, because youll need more down for sure. 

I've been trying to get a brrrr project up and running for a couple months here in chicago and I keep running into the same problem, which is contract scope of works coming in multiple thousands above what I'm projecting. 

I talked to multiple banks before finding one who was willing to do that for me.
