Last option is to buy in a class D area some cheap properties for around $10-20k that rent for $400 month but you would need to have that much cash

If its in a C or D area, and you mess with peoples dogs, they will confront you physically and it could be very dangerous. 

The loan is likely going to be non-recourse (meaning if you stop making payments, the lender's only recourse is taking the property back - aka they can't go after the borrower's personal assets...confirm with your attorney or legal pro ;-D).
